What is LDI?

Cover for Structural Defects

Latent defects insurance (LDI) provides long-term protection against structural defects arising from design, workmanship or materials that were not apparent at completion but later cause physical damage.

It is primarily used for residential developments, mixed-use schemes, and commercial property where lender security is critical — the cover stays with the property during any sale, without renewal, for the full policy term.

Unlike buildings insurance, LDI protects the asset itself rather than the contractor, making it attractive to lenders, investors and future purchasers.

LDI is often treated as a checkbox for lenders. In reality it is one of the most commercially sensitive decisions you make on a project — handled correctly it reduces risk, supports funding, and protects long-term asset value.

Checkmate LDI policies provide protection against structural defects arising from defects in design, workmanship or materials, together with the resultant structural damage covered under the policy.

Cover is provided for the duration of the policy term — typically 10 years from practical completion, with 12-year terms available where required — and is fully assignable to future owners without the need for renewal.

What LDI does not cover

LDI is not a buildings insurance product and does not respond in the same way. It does not cover cosmetic defects, maintenance failures, or damage arising from causes unrelated to the original construction. Whether cover applies will depend on the underlying cause and the specific policy wording.
